Verification of income and assets (often VOI and VOA) is the combined process of confirming what a borrower earns and what they hold. It anchors the debt-to-income and reserves math that most credit decisions rest on, and it’s the most document-heavy stage of a traditional loan file.

The traditional checklist

A conventional file collects paystubs, W-2s, tax returns or IRS transcripts for income, plus two months of statements per account for assets. Each document is borrower-supplied, individually reviewed, and frequently re-requested when pages are missing or versions go stale. Industry estimates put loan teams’ document-chasing at hours per file, and the average mortgage file at roughly 500 pages.
